  I cannot recommend Ryan enough! He helped us buy our first home 6/7 yeas ago and was amazing. I couldn't find his information at first when we decided to buy our second home and started with a new loan officer somewhere else that was recommended to me. After two weeks of waiting for my pre-approval and finally finding our perfect home, this new guy told me I was SOL and wouldn't be able to get the home, which was the opposite of what he had been telling me for the last two weeks. I almost missed out on this home until I heard a radio add for Ryan, I called him at the end of business day, on the final day I had to make an offer on this home. Within 45 minutes (after 5:00) he had a pre-approval and we were ready to make an offer. He works his tail off to find the perfect loan that works for you. We just closed on our new home and its all thanks to Ryan! I will never use or recommend anyone else.

  I have worked with many mortgage companies and lenders over the years and I have never had a better experience than working with Ryan. He is extremely knowledgeable and was able to help my wife and I with our rather complicated situation. I presented our case and he immediately went to work. I was so happy with how much effort he put in on our behalf—he went completely above and beyond for us, not only solving our problem but doing it incredibly efficiently and with a very favorable outcome.   Ryan was amazing to work with! Even though we had a lot of hurdles to jump, and ended up taking almost a year to get into our house, Ryan was willing to be there EVERY step of the way. He never stops working and answers all questions you could have. He was great about explaining things so that we could actually understand what was happening. It was a great process, and we will definitely be using him in the future the next time we purchase a home.

  Ryan was great when we started the process of getting approved and getting offers going. Once it actually came down to getting the closing done on our house... it was a nightmare. I had asked for weeks what he needed from us and he would say you’re all good, or we got it. We were supposed to close last week but! Ryan messes up by not getting started sooner than he should have to get the closing done. Our sellers were patient and so kind with what was going on, but Ryan told us we needed a certain amount for closing, then it was not enough so we asked a family member to help and he made that complicated. We get to the title company to close and he did not have everything together yet! We waited at our closing for almost an hour before he sent the paperwork. Then while we were signing the papers, he emailed us that we need one more paper which I asked multiple times beforehand if he would need it and he kept on saying we were good. Come to find out we overpaid closing costs, we had to wait another day for the sellers to sign because by the time we finally finished signing, the business day had come to a close. We closed 6 days later than planned. Ryan did not even show up to our closing and stopped taking my phone calls and would only talk with our realtor. This was a very unprofessional experience, so stressful- more stressful than it needed to be. This was not a pleasant experience, we do not recommend Ryan at this company.

  I'm sorry that you had such a bad experience towards the end. There is always a Why things happen and I must not have explained things well enough. I tried to make up for the mistakes and delays by crediting back $1,200 to cover your closing costs so you only had roughly your earnest money down. I'm really not sure what you mean by saying you overpaid... Verifying where your earnest money and down payment comes from is a very normal process in getting a loan but I'm sorry it was harder in your case to get some of that paperwork. The closing was on a holiday Monday and then funded the next day so there wasn't a delay when signing late Monday evening. Lastly, I'm really not sure what you say by me not taking your calls. I always answer my phone or return voicemails within 1 hour. I just checked my phone log and I don't see any more calls from you after the closing was scheduled. I take the blame for mistakes and delays during your loan process... Especially at the end. I ask for your forgiveness. I'm always trying to do the best I can at my job and for my clients.

  I met Ryan over 10 or 12 years ago. I was so impressed with his knowledge about Mortgages. When we bought our first house here in St. George, he helped us. It was so painless. He was great and it was quick. Then we bought a rental house. This was a different process to do a rental house and it went so smoothly. Since, we have done refinances and Equity loans with Ryan. When the market wasn't good he advised us not to buy at that time. He is always looking out for his customers. Ryan has become my friend and I refer him to everyone. He has helped several of my friends and my family. I honestly would not go anywhere else. He is incredible.

  Ryan Bolton is the #1 Mortgage Broker in Southern Utah! We have used him more than once and every experience is more than satisfactory. He keeps up to date on the market and is extremely knowledgeable with loans and real estate. The experience he has in the industry helped my wife and I feel comfortable throughout the whole process. Ryan summed up in one word is PROFESSIONAL. His response time is incredibly fast, usually hearing back from him within the hour! He updates his voice mail recording daily saying what day it is in the message. He sends you updates and reminders like clockwork, yet he is very patient with his clients. Not once did we feel pushed into doing something we didn't want to do. Finally, after everything is said and done, he keeps in touch with us! We get birthday cards, Christmas wishes, customer appreciation gifts, etc!
