  Property Title & Escrow have saved MANY transactions for my buyers! Recently the seller of one of my transactions had 6 judgements that Kristin Price managed to discover, verify, and acquire releases so we could close. Otherwise, my buyer would have been homeless! The staff are cordial, respond quickly, and trully treat all my clients like family. Every chance I get, I recommend them to other agents to provide a smooth transaction for them as well.

  Back in 2009 during the Great Recession, Denise Litzau, one of the owners of Property Title & Escrow, visited our local office in Rockville. At the time, I already had a go-to local attorney that I work with and another title company. I gave Property Title & Escrow a try and never looked back. They are very responsive and professional. Some years later, I reached out to them to let them know that we can order title directly from our LOS, but it would mean that they have to subscribe to the service and it'd cost them some money to do it - Tim Stearns / Denise Litzau did not even question it. They immediately signed up. That little step that they took, saves me a ton of time of doing double - entry and makes me much more efficient. Their closers travel to do remote closing - any place and any time. There's never a case where I called on them that they said, "Sorry, we are not able to it"! And when they do closings outside their office, unlike some if not most title companies, they don't try to add an extra $150-$250 just for going to a customer's place of choice to do settlement. Not Property Title & Escrow Settlement, it's the same flat fee whether closing at their office or remotely. In the last 11 years, they have been my go to for title work, whether it's MD, DC, VA, PA, and DE when I had my license in that State. I would be remiss if I also don't mention Andrea Dale and Jeremy Litzau - two of their employees, who always take my calls or respond to my emails timely and also go out of their way to assist anytime I have a question or a challenge. I saw someone's review on here that said this this company is "Bad company, bad people, bad ethics !!! Be careful while dealing with them"! That seems a little unfair and what it appears to be a total misunderstanding, on just one instant. While I've only known Tim / Denise / Jeremy / Andrea and their many employees on a business level, I can 1000% say that they are transparent, honest, hardworking, great ethics and proud to have them title work/settlements for my clients.

  Property Title & Escrow is without question the best title company I've used! As the listing agent in a real estate transaction you have no choice in which title company to choose. I've worked with 50+ title companies over the last couple years and Property Title & Escrow is unequivocally the best. When I am representing buyers, investors, or my own personal deals I ALWAYS choose Property Title & Escrow because this is what you want from a title company: 1. Reasonable fee's and transparency on what a title company is charing. Property Title & Escrow is very competitive with their pricing. 2. Oversight on each deal is extremely critical to ensure there are no delays due to title. I've NEVER had to delay a deal when working with Property Title & Escrow, which has happened several times with other title companies. 3. Customer service is paramount amongst lender, title company, buyer, seller, and agents involved. The title company is a key component of the real estate transaction. Having outstanding customer service, which Property Title & Escrow is the best makes the transaction that much smoother. I cannot emphasize enough that if your'e looking for a title company, look no further! Kristin Price is the BEST processor I've ever worked with. Jeremy Litzau is the BEST closer I've ever worked with. Denise Litzau is the BEST owner I've ever worked with. If you want any other information, I can always be reached.

  We asked for a quote to close a property. Without us approving the quote or engaging the services of this company, we started to receive the electronic requests to sign the documents from Property Title & Escrow. We called to complain and the receptionist did not know who was sending the emails. Then we talked someone name Tim who had sent us the quote. He said he will stop the emails. 24 hours later, we are still receiving soliciting emails from this company; representing that they are working on our file and we need to sign electronically to move forward. Bad company, bad people, bad ethics !!! Be careful while dealing with them !

  I have used Property Title for our personal home, a refinance and just recently our first investment property. Denise Litzau resolved numerous title issues with our personal home and invested personally in getting us to closing quickly. She did no different with our recent investment property when we had issues with unresolved tax issues that would have been a deal breaker had Denise not personally reached out to city officials to remedy the issue. Propterty Title has always gone over and above what is required and they have an amazing staff that is very welcoming when you visit their office!
