Reichette5I purchased a piece of land in Pontotoc county. What could easily have been a nightmare experience, the Oklahoma AgCredit office in Pauls Valley, OK managed to turn into a fairy tale! The lender (not OkAgCredit) that I applied with at the onset, dropped the ball so bad that I canceled my application with them 3 weeks in. Then I tried a cash-out on my house, just to discover a further 3 weeks down the line that the State of Texas doesn't allow a second cash-out refinance on one's residential property... By now there were only 2 weeks left until closing day (!). That's when I approached Mr. Brent Thompson at the Oklahoma AgCredit office in Pauls Valley, OK. They appraised the land and approved my application within a mere 5 days (that included a weekend in between!). Just then the Fed was expected to announce a rate increase and so I decided to take out a 15-day rate lock (they raised it by 500 basis points the next day) . However, that's also when the Title company started sending through the one Title commitment revision after the next that was just fraud with errors - the extent of which Mr. Thompson remarked to me afterwards that he'd never seen in all his 20 years as a real estate agent... At the same time, I had to discover that the only three contacts that I had at the Seller/Buyer Broker company had left the company's employment together without saying so much as a word about it... I thought that the transaction was doomed at that point. It felt like I had no one left who could put pressure on the Title company, nor with whom to follow up whether a pasture lease agreement on the property will be released on or before the closing date like I have requested them weeks before. But thanks to Mr. Thompson who stepped in, in a BIG way, I was still able to close before my rate lock expired! He got a release agreement drawn up within a day after which he met with the parties to the lease agreement in person to have them sign it. And as if that wasn't enough, he offered to drive down all the way to Texas so we could do the closing in the comfort of our own home after which he then drove back up to Tulsa, OK to hand in the signed paperwork with the Closing agent. Wow, just wow! I don't call this the "extra mile"; this is more like taking the extra revolution around the sun!
