  Please don't invest in buying long-term here. The amenity center is okay and is the only central parking area with a minimal of 20 cars for an 1,000 homes residential community. No street parking. You can not park your car on the street or you will towed. HOA is high for no reason and its makes this community about appearance and not about the actual resident safety and wellbeing. Every little thing you do on your property gets reported by nosey neighbors. The new one is now you can't have your garage door open. This is a community of young working families with children, and pets. Kids play outside, people workout in their garages, pets are relaxing in and out of the garages. The pole sticks used as gates are always broken and serve no purpose of security - real iron entry gates are needed just like you see in the surrounding communities. When selling a property in a residential community, HOA guidelines needs to be transparent as possible to the buyer. As a first time home buyer, I am very disappointed in how Tapestry, the community, has handled our concerns and the unrealistic guidelines set forth. Mattamy Homes, the builder is great - awesome floorplans.

  Living here for 3 Years now and I'm very very pleased with this Beautiful Community. It's very specious, beautiful parks for kids, Beautiful scenery to go for a walk with the family, Resort style pool with good amount of facilities to feel like you are on a Vacation everyday! Clean Community, Nice Gym & much more. Highly recommend living here :)

  The two positive aspects of Tapestry – 1. The community looks beautiful. 2. They have good floor plans. Despite these positive things, my husband and I decided to not purchase a home here. The base prices of the homes reflected on the websites and the structural options are basically pointless. The team decides what kind of structural features go to a particular lot. If a lot has $0 premium, the structural features can be as high as $20k. We chose a model with base price of $307k, and added the lot premium of 8k and structural features we wanted which most probably will hit $318k. With excitement we went to the sales center but all to find out that they have chosen the structural features and everything amounted to $326k. That definitely threw us off. To think that we still need to go to the design studio to choose the interior products which will increase the home price significantly. It is essential to read the contract in detail as they do have a lot of catches in them. When it was raised up, we were told that it is a rare occasion those clauses happen. But, again, it can happen. You don’t want a significant increase in price by 10%. This current Phase 5 features has been downgraded as well which was a huge disappointment for us. Price hike and downgraded features did not go well with us.

  Well recommended based on our experiences so far since we closed in January 2017. The community is shaping up very nicely. This was our third new home build so we knew there would be the inevitable ups and downs from start to finish (there were, but none were particularly unusual for a new home build) and after closing it can take some time to get things resolved, but it was well worth it. We were particularly impressed with how consistently helpful, knowledgeable and friendly the entire Mattamy staff were.

  We met with Frankie he was very unprofessional and very sarcastic he shouldn’t represent your company. He definitely lost a sale from us. Never judge a person. Beautiful house horrible rep don’t deal with Frankie

  I am in the process of buying a house from Mattamy and waiting for the closing. Be very aware, if you decide to buy a house here, of the following: Management here is the worst. The moment you sign your purchase agreement you're on your own. If you have any questions or issues good luck having them reply to your emails or return your calls. Be very careful signing the purchase agreement as they're having more conditions on the buyer than themselves. And whatever issue you have they have it in the purchase agreement against you. Read it carefully or make a lawyer help you understand it. Construction quality OMG!! it's a mess. Don't be cheated by how nice their model homes look. Make sure to check a finished house before you decide. I will be updating this review with more pictures about construction quality once I do my final inspection. Edit: I live in the house now. If you're looking for quality stay away from this builder. Yesterday I had a professional blinds/shutters installer taking measurements. Each window has 3-5 different lengths and widths. Yard drainage is a huge issue. If it rains I cannot walk in my yard for 5 days. Until sun dries out the water. And if I walk my foot will go down in soaked soil. You visibly see water spots all over yard. I have a missing screen on one my windows. Carpet is the worst carpet I've ever stepped on. On the sides you can cut your foot stepping on nails coming out from carpet. Especially closer to entrances. Update: warranty which is one year is a total joke. Nothing is going to be fixed as per agreement. They'll keep saying you're on the waiting list. I've been waiting for 6 months for my yard drainage issue to be fixed and still waiting. They keep pushing the date. Almost everyone here has this drainage issue.

  I really like the community, but the fact that you can't park in front of your house is ridiculous I have to come home from work tired at 4am to move cars. I would not have move here if i would have known that. Some people have more than 3 cars and i have a business that requires to be on the move all the time. I am beyond frustrated over that. also some of these new hoas rules are getting a little invasive and some neighbors they are all day trying to see what you do around your house to see what they can report, very noisy. i think its going to get out of hands when some of these people get hoas power here.

  The quality of the model homes is quite Superior to what you actually get when they build yours. Ask to view real homes and not the model homes. The models homes are deceptive. In the real homes, everything is crooked, scratched, dented, chipped and unfinished. Very sloppy! 5 of my neighbors had the same problems I have had. Ive lived there for a year now.
