Brandon Miller1My loan officer raised my “pre approval” loan number multiple times when I would ask the max number. She gave it to our realtor as well so she would know what price range we were looking at. I found a home in the price range she gave me, after her telling me my numbers were good and everything looked good we went under contract. I put $500 earnest money down to secure the house. She never started the loan process. After 3 weeks of waiting for the appraisal to be scheduled she finally told me that my numbers were completely wrong. Suggested I take out a $10,000 personal loan or 401K loan so we could switch it to FHA. Terrible financial suggestions from her, that I told her I wasn’t comfortable doing multiple times. She had USDA numbers at $277,000 and it was actually $160,000. Not even close. We watched homes come and go on the market we would have been interested in waiting on her. I understand things happen during closing BUT this was solely my loan officer’s fault. We were given numbers after submitting all the paper work that were completely wrong because of her miscalculation. She told me for 3 weeks I needed to wait for a credit removal paper in the mail, as soon as I got it I gave it to her and come to find out it had nothing to do with that paper, it was actually her trying to correct her mistake until it got to a point where she couldn’t and had to contact me to tell me she grossly overestimated my pre approval. I had explained the time crunch I was in because of our baby being due in May and 3 weeks of our time frame we’re just wasted. Now we have not received our earnest money back because the sellers are angry at us, when none of it was our fault. We were going by what our loan officer was telling us and our realtor. We have tried multiple times to get it back and they’re just sitting on it. We would have never put $500 down if we knew her numbers were wrong. Now we are in a position where our baby will be here in 6 weeks or less, no home, and possibly out $500 if they will not return the earnest money because of a mistake made by

Tina Marie4Overall I do like the customer service from the documentation team. LoanDepot caught my attention because their closing fees were lower than my bank. I am unsure if this is a covid related temporary problem, but LoanDepot does not have enough underwriters and it will take longer to close with LoanDepot than your bank. next time, I will take the higher closing fees and stay with my bank that can close in less than 30 days. I was given three new closing dates and explanations about waiting for the underwriter before we closed. Each closing date was an extra 7 days on top of the 35 days set in the purchase agreement. Closing dates were, 20th, then 27th, then 31st, then 2nd - it became an exhausting process of being in the dark while you wait for ONE person to make a decision. ONE PERSON. In the end I paid an additional $2300 for a hotel and $559 for the extension of my PODS. I did the math and I paid out more for the delays. I SHOULD HAVE STAYED WITH MY BANK.

Justin cox5She would even take time to talk to me and walk me through things after hrs. I had a loan go south afew months back and she done everything in her power to make it happen. Which is why after the proper time I returned for her on my current loan. She rocks!!!
