      I know there are tons of negative reviews on this company, which had me nervous to work with them, but my experience was very positive. I worked with Shanna and Stacy throughout my mortgage procurement process and had no issues. I received a great rate and everything was ready to go a week prior to our close date. Our closing costs also ended up being far less than projected so it was worth going with HomeAmerican as Richmond's preferred lender.

      We went with this company because the builder gave us an incentive that was too good to pass up if we used them. They were a nightmare. Bad rates, terrible service. They screwed up our paperwork so we didn’t end up moving in on our original closing date and we were moving from out of state so it was a huge inconvenience. They didn’t tell us they were pushing our close date until the day before we were supposed to move in. I have since had questions after closing and our loan officer is not helpful, not responsive, and just tells us to call the 1-800 number. Not worth the incentives. Closing costs were outrageous too.

      I wish I could give 0 stars. We had the worst experience with this company. We were referred to this HAMC by our builder who offered an incentive to pay our closing costs by using them so of course we wanted to go with them. We initially contacted the referred mortgage broker Chris, in the beginning or June and did not hear back from him for almost a month and when we did he rudely informed me that they had high standards and were very busy so many loans wouldn’t close. This was before he knew about our financials so that right there was a red flag, we knew we made more than enough money and we had very little debt. We sent our documents in and waited and waited any didn’t hear anything back about other documents he might need. So after a couple of weeks we requested a new mortgage broker. We were then switched to Shawna Miles, who was too busy to go over any details of what she needed, we are both self-employed so I figured she would probably need supporting documents but we were in the dark as to what she would need to send this to underwriting. We sent our taxes right away since we knew they needed them and 2 weeks later she contacted our sales person claiming she never received them which is odd because one would think if she didn’t she would contact us. Then we waited with no communication from her at all to let us know if she needed other documents. Finally she contacted us and asked for duplicate copies of pages that were attached to our 2019 taxes saying the pages weren’t there even though we could plainly see they were since they were all part of the tax return. I asked our Accountent to re-send our taxes and even she could not believe how incompetent this mortgage broker was as the pages were all attached since this was the same doc she had sent to the IRS. By late July we were still not even at the underwriting stage and we were supposed to close on August 18. We then decided to look for a different mortgage company and found a mortgage broker, Nick Davis at PRMG. We spoke to him about providing the mortgage even though we would lose the closing incentive we were done dealing with Home America Mortgage. He said he would look over our financials and let me know if I was missing anything even if he didn’t get the business he would help us with what we would need. I told Nick at that point we didn’t care about the closing incentive we just wanted to close and we only had three weeks to do so. He was amazing and very communicative. He told us what documents we needed, we got them to him and in three weeks he was able to get our loan closed. Something that Home American Mortgage couldn’t do in almost 3 months. Unbelievably almost at the end point when we were approved by PRMG we heard back from Home American Mortgage saying they couldn’t provide our mortgage because they didn’t have all the documents they needed. What a joke because we never were told what extra documents they did need. I would say if you are referred to this company you run the other way. It’s better to close your loan and have to pay the closing costs then go through the stress of almost losing a home because the mortgage company couldn’t perform.

      This company is the absolute worst. Never can get a hold of anyone the Loan Processor Jessaca Dunlop- terrible. Because of her and her office not being able to stay on top of the documents like they are supposed to it caused us not to receive our keys to our new home on time. After we already bought appliances, movers, and separate contractors. And after asking them EVERYDAY what else they needed so we can get in ASAP. Then doesn’t return our phone calls when we’re trying to figure out why the loan isn’t closed??? What a joke. These people obviously need a new profession if they can’t handle this one. Wouldn’t recommend to anyone nor would we EVER do business with them again. I hope no one else does either.

      Purchasing a new home through their parent company. Sent in a mortgage application. Had to leave several messages (over period of 3 days) and call the sales agent to try and get a response. By the time they finally responded rates had moved up fairly significantly. This did cost me money, because I was waiting on their offer for several days before pursuing other applications. They provided me with worst terms and rates compared to the other two organizations I applied. This was with roughly $18k incentive money offered to buy down points and pay closing costs offered by the building side of the organization. Overall this was a huge waste of my time. AVOID this mortgage company unless you have NO alternative. Yikes!

      I WISH THERE WAS A 0 STAR!! TERRRIIIBLEEEE COMPANY!!! From the moment we began our journey with this company and our loan officer BRUCE, its been headache after headache! Our realtor and my fiancé tried to get in contact with out loan officer for 4 MONTHS and he wasn't responding. finally he responds and we send him all documents needed and he doesn't respond for another month and then tells us HE LOST OUR DOCUMENTS that were mailed to him! He never responds to emails or calls! THEN WHILE WE OUR IN OUR FINAL WALK THROUGH THEY CALL AND SAY SOME DOCUMENTS ARE NOT APPROVED AND WE CANT CLOSE 2 HOURS BEFORE CLOSING!! Now we are waiting to hear back if we can get papers processed and even be able to still get the house! OH! And we are currently in Florida with all of our belongings and a pet FROM NEW JERSEY and have furniture and appliances being delivered here for the next 6 days! now we have to figure out what to do with all of that! WORST EXPERIENCE! DO NOT USE THEM! INCENTIVES ARE NOT WORTH THE TROUBLE!!!

      Please don’t waste the time to working with this company, bad company, bad company culture, unprofessional service, we are very disappointed.we had bought the house last November, submitted the application, uploaded everything that as requested, got a pre-approval letter, locked the rate, and even the Closing Disclosure letter has signed, NO, we can’t get you a final approval, they told us days before the closing, my closing day was the end of June……Wow!!! We decided to go get a loan from local bank, we knew that incentive would be losing if we get the outside lender, but we like the house and don’t want to lose it, and thanks god we got a final approval from the bank(1st bank) within a month, we got the house yesterday 07/27/2021.

      Buyers & Veterans be forewarned. The reason this company has such bad reviews is because they have earned it. In attempting to do a VA loan through this company I was told over and over again that they could not structure certain parts of the loan the way I wanted because it was in their words "illegal". After getting the information directly from the VA for them they changed their stance and corrected the issue but never took accountability for it. When questioned about there flagrant use of the word "illegal" they just laughed it off and said they were unaware of the rules. They will also give you very little time to review your actual closing costs and fees (I was given 4 hours) before you have to accept them or else they say you won't get the loan. They actually sent them to me after the office closed for the day so I was unable to even ask questions about it and told I had to sign by midnight. Shady??? The whole process seems like it is either intentionally set up this way to keep the consumer from being able to get a good mortgage (and they make a bunch of $ on the back end) or they are just that incompetent. Do yourself a favor and read the reviews. If you wouldn't go to a restaurant with a 1 star average review why would you get a mortgage from a company that averages 1 star? At least with a restaurant your only out $10 with this company your stuck with your decision for 30 years.

      If I could give them a negative score, I would. Absolutely rude, inconsiderate people. NEVER, not once, in over 7 attempts, returned my calls. And barely answered emails. They only reached out 2 times in over a month of working with them. Ultimately they DENIED my loan app - 813 credit score and more than sufficient liquid and cash assets to cover the cost of the house 4 times over. They ARE NOT LENDING PARTNERS AT ALL. It is all a friggen scam under the Richmond Homes builders. DO NOT USE THESE PEOPLE. REPEAT: DO NOT USE THIS FIRM.

      Really messy job, could never get through to her when I needed. Really unprofessional behavior. Probably swamped because Richmond homes offer closing costs paid if you go with this company and only this company!! That why they don’t care. So glad I decided not to go with them Richmond homes. Check out Fulton homes, much better recommended lender experience!!
