      I am very disappointed in this lender!!! We had started a process of purchasing a home we are first time home buyers so of curse the process is super new to us. After we started the process, she completely lost communication with us and the realtor. Mind you she never responded to our calls, she made us loose the deal on the house, we lost our earnest money, and now we have to move out and find a new place to live. I highly suggest to look elsewhere and not waste your time with Ema Arroyo or she will make you loose your deal.

      My first experience with Guild was great! My loan Officer was Andrew Milmoe who has since moved on to a different company! My second was not so great, I was interested in doing a refi with Guild and had some other great competing offers. Karla Kyte bragged over both email and phone about how much she could save me from keeping fees waived if the refi was done in house by guild and about how Quicken was notorious for adding points at high fees. The funny part is the bashing of another company to sell herself is not even true. After exchanging several emails and talking on the phone for a bit she asked the question, "who is your current loan with now?" I had to answer with a slight embarrassment of "it's with you". It's a shame when I am unknown to a company and a rep of the company when I've been making payments to them for about 2 years. She said she could not see anything on me because I did not have a file...which is either a lie or Guild has not empowered their employees to give the best service possible. I was pushed to the back burner by their company and received a rude text from the second loan officer mentioned above...I decided to part ways immediately and go with Quicken Loans. It was a fast and easy experience and my offer was way better than anything Guild could do.

      Outstanding Service to Veterans!!! This was the 8th home I've purchased over the past 30 years and the best transaction yet! This was also a VA Home Loan which comes with its own hurdles. My agent referred me to Guild Mortgage where I worked with Eric, Jessica, and Patrick. Guild quickly provided the pre-approval letter required to shop for homes. My wife and I located a home within a few weeks that was listed for nearly $800K. Once we placed an offer on the home Guild provided a written Loan Estimate (LE) with the rates and fees. I was using my VA Home Loan benefits once again. Guild originally quoted a rate of 2.5%. I shopped the rate and fees on the internet and was provided three quotes lower than 2.5%. I provided copies of the LEs to Guild who matched the lowest rate of 2.25% with no additional fees. We closed on the home yesterday and were very pleased with the process. Anytime we had a question, it was answered quickly. Purchasing a home can be very stressful especially when you're looking at paying close to a million dollars. This home was twice as expensive as any other home we had purchased so we were anxious and very thorough in our review of the loan estimates we were provided. Based on my personal experience with Guild Mortgage at the Greenwood Village, CO office, they were top notch!!!

      Omgoodness!!! I could not have been matched up with a better team! Rebecca, Ali, and Sarena are the best group! I honestly couldn’t be more excited to have work with them!       Steer clear of them at all costs! Here are some of the worst aspects. I had an 800+ credit rating, a 20% down payment, this mortgage was well within the affordable amount, and I responded very promptly to all of their inquiries. Still, they managed to make the experience stressful until the very end. 1. The agent advised us not to lock in the rate right away and said she would tell us when she thought rates were at their lowest. Then she forgot about us for several weeks, until I inquired, a week before closing, and then she informed me that rates had gone way up, I don't expect her to predict the market, of course, but I did expect her to keep us informed, because she told us she would. 2. There was such procrastination that they didn't send employment verification paperwork until three days (!) before closing, making me scramble and bother my payroll person endlessly. This was after I had sent several queries asking if they had everything they needed. 3. Less than 24 hours before closing, we didn't have final approval, even though we'd responded promptly to everything they'd asked for. AFTER I'd wired the money for the down payment to the title company, they wanted proof not only that it had been wired (understandable), but that the money had been in the checking account before it was wired (would the bank have wired it, otherwise)? This would have been reasonable if it had happened a week earlier. 4. As of closing, they still had not wired the money to the title company, and we sat around waiting for an hour for that, us and the sellers and our agents, after we'd signed all the paperwork. If you want more stress on top of all the stress of buying a new house, go with Guild!

      I was originally going to get my mortgage from my credit union but my realtor talked me into using this company. Worst decision ever. From loan origination to almost two years into the loan not one thing has made me a happy customer. Almost anywhere else is better. I will be so happy when I sell this house and can get my new mortgage with my credit union.

      My husband and I have worked with Eric and his team three times over the past 7 years, and each time they have exceeded our expectations. They have wonderful communication with all parties involved and are sure to follow-up with us to see if there's anything additional we need. Timing has also been great. They were able to get our first closing done in about 2 weeks. Of course, fees are what drive consumers to shop around, and Guild has some of the lowest fees we've found. I won't lie, we had a couple of very small bumps in the road during our last experience (nothing that even came close to deter me from using Guild), and while Eric's team was more than capable of taking care of everything, Eric cared enough to personally reach out to us and make sure everything was alright. That impressed me and showed me how they run their business...customer's first. I have in the past and will continue in the future to recommend Eric and his team to anyone looking for a new mortgage or refinance.

      I am in the process of purchasing a home. My realtor provided me with 2 mortgage company choices in order to be pre-qualified. I found Brett, in their Centennial office, to be more knowledgeable and responsive than the other company's representative. Furthermore, my nephew recently closed on his first home and was very pleased with his Guild experience. I recommend this company for your next mortgage.

      My wife and I have had the pleasure of working with Eric Kulbe and his team on four loans in the last two years! They have been consistently terrific for a primary residence, investment property and two refi's.
