Jennifer Yoneoka1My sister rented 2520 Florida Ct. with her disabled son this spring 2018. The property was filthy from years and years of non care. She couldn't even use some of her appliances because of the filth. There was 30 year old liners in cabinets that were coated with black/green slime. The garage door was not wired properly and she had to fix it herself. The people painting stored paint by a gas water heater. The back slider door did not lock and the screen door fell off the tracks. The blinds were old and filthy and the windows had storm windows which she could not even open due to deterioration and age. The only way to get air in the house was the back door and front door in which both the screen doors did not latch creating a safety issue. The yard is so overrun with moles that you cannot walk without sinking into their holes. Very, very easy for someone not knowing to be careful to sprain or break a leg. The kitchen and her sons room is infested with ants which she had to battle with daily. Once after a heavy rain she had to stay home from work to battle the severe infestation . The lock-in laminate flooring was separating in places and not locked in. The old inefficient AC unit runs continually in 90 degree heat to keep temp at 76. Be ready for a 300.00 electric bill. A dead tree on the side of the house uprooted with a recent storm. Still laying there on the ground. Could have gone through her sons window. All of these items were brought to the property management agents attention. They basically told her they would cure nothing but if she wanted they would let her out of her lease agreement.Tired of dealing with her simple requests. Been in property management for 30 years and never seen anything so poorly managed and maintained. This company is concerned only with their bottom line. Unfortunately for them she would have stayed there for many years if she had been given a livable house. In order to post this I had to pick one star. It is zero stars. In response to your response if my sister did not give notice she was vacating why did you relist the property over 40 days ago? Also why have numerous brokers been showing the property for the last few months, several times leaving her home unlocked? Because she gave no notice? Don't even. Additionally an owner generally hires a management company to maintain his property with the monies collected in rents so that he does not have to be concerned with day to day business. To say that to clean and repair minor items in turnover process prior to and during occupancy needs to be 'approved 'by the owner completely negates the reason an owner hires a professional to manage and maintain his asset. My sister did not trust that her security deposit would be returned to her therefore she let it go towards June rent. If she did not give notice why was she given a 186.00 quote by Julie as the prorate owed in July????? With what she had to go through you can eat a week in July. I don't even think a home with inoperable windows is legal to lease. If I had anything to say about it you would not now be listing my elderly parents home for sale. Based upon the afore mentioned I will be monitoring this transaction fiercely. Its a small town. Oh and that response by Julie is fake. She is the property manager. Good Lord. Regarding the locks there was approx five different keys to different doors. All she did was key them all to the same lock at her expense for convenience . You're welcome. Carry on now in your obvious attempts soliciting good reviews to deflect from this one.
Response from the ownerUnfortunately when you property manage some properties the property manager does not coordinate or manage all the repairs without the owners permission. Sometimes the owner wants to handle them on their own. All we can do is communicate these items to the owner and then have them address them. I can assure you we did communicate ALL these items to the owner. The HVAC system was addressed and we have documentation showing that this was handled by a licensed professional, we were never notified after this fix that anything additional was wrong. Everyone's electric bills are high due to the extreme weather temperatures. Finally, the tenant just left without any notification of move-out, changed the locks and didn't notify us and owes June/July rent.
