mishajosh23/25/21 This is an update to the response I received from Bayshore: First of all, that is not what I was talking about. I was in touch with my previous lender regularly to find out the exact amount needed to closed for each day of the week before and after the date that my loan actually closed, and I did not need additional funds to close. I just wanted to make sure that no more than was necessary to close my loan was financed. But if having your refunded escrow applied to your new loan as a principal curtailment is an option, then why do you not inform your clients of this possibility prior to closing? No one ever mentioned that to me. That is not very good customer service. And through 5 homes and 2 previous refinances, I have always asked not be placed with certain loan servicers and that request has always been honored. Since you say that you do not have the ability to do this, then I guess your company is not very good. The refi went okay in the end, but their customer web portal to upload documents is clumsy and not very easy to work with, and you can't delete things on it. Also beware of the shell game they play with your money. They try to get you to close with a higher amount to "cover" your previous mortgage and tell you that you will get back any overage after closing. Yes you will, but remember that you have just financed that "overage" at whatever percentage rate your loan is set at over 30 years. What you will pay in finance charges will far exceed the amount that you get back after closing. And I specifically asked them not to sell my loan to certain banks. They did it anyway.
Response from the ownerWe are sorry you did not feel the portal was as user friendly as you would like. When you refinance, you have a choice between bringing funds to close to establish your new escrow account or covering that amount with the loan. If you chose to cover that with your loan and you do not want to finance it long term, then the best solution would be to take the escrow funds you were refunded by your previous lender and apply them to your current loan as a principal curtailment (this will reduce your loan amount….you must tell your new lender that when you send these funds). This will prevent you from having to pay finance charges over 30 years on that money. Unfortunately, at the time of origination, we cannot guaranty what servicer will end up servicing any loan long term.
