  Renting through ARK Real Estate was the best decision I've ever made. Heather is amazing to work with and treats her tenants well. The little amount of times a concern has been brought up she was quick to respond and quick to fix the situation. I'm a firm believer that respect goes both ways in a tenant/landlord relationship and I feel that I've received that from this property manager :) Thank you guys for everything!

  I was in a rental for five years living next door to the actual owner. After she moved, Ark took over management of the property. I had to relocate to Portland, and I communicated this to Ark, giving them 30 days notice, even though I was not contractually obligated to. I consistently communicated with them throughout the moving process, and on my last weekend there, I had a few items left outside of the house that I had to work with a local service to have removed. Upon communicating this to them, I received this response from them: “I will post the property for personal property eviction if you have items of value left behind after releasing posession. You will need to set an appointment for date and time of re-entry onto the property. “ I will not recommend Ark to anyone. This response was very unprofessional, disrespectful, and unnecessary.

  Response from the owner

  Although we cannot give you legal advice, we can provide this response: ORS 90.492(3)(a) required you to provide a 30-day notice of termination, and we thank you for doing so. Furthermore, when a tenant leaves behind items after they’ve vacated, we are required to follow the procedures set forth in ORS 90.425 to handle abandoned personal property. This is sometimes referred to as a “personal property eviction” because the abandoned property is still left behind and we must provide the tenant with an opportunity to retrieve the items before we can throw them away. This is simply how the law requires these situations to be handled. If you had questions or concerns we would have been happy to address them, as we have here. In any event, we wish you the best of luck in Portland.

  As a Property Manager from a bigger city, it's a shame when I hear mention of shady things happening from smaller property management businesses in small cities. Violating SB-608 is going to end up costing ARK and their owners they manage for, a ton of money. I sincerely hope you change up your practices before one of your tenants decides to retain an attorney.

  Heather Bumgardner is amazing! My elderly mother has rented through Ark Real Estate on two separate occasions over the past 5 years. Anytime we needed to contact Heather she is very responsive. It doesn't matter if I call, email, or text Heather she responds to me unusually within minutes of my requests; even when she is on vacation. If something needs to be repaired on the place mom is renting, Heather makes sure the work gets done in a timely manner. Heather is friendly, professional and a pleasure to work with.

  My husband and I applied for this home in Clatskanie, we waited a whole month and did everything that was asked of us. We paid 110 dollars for the application fee, which is crazy high but we had nothing to hide. The lady Heather was late to show us the home and said one thing and did other. After a month of waiting she finally called us back saying we didnt get the house even though we made 3 x the month of rent, we never had an eviction notices, and our credit was less then perfect. But we did everything she ask and even had the first, last, deposit. The renting application said small pet was ok, we have a cat and she said oh no cats then why didnt you state that on the application form? She cant get her story right and changes things up. If you dont have prefect credit please dont waste your time or your money on this company!!! When i asked for her manager or someone higher then her she told me she was it, which i highly doubt. Again stay away from them when it comes to renting!!!
