  John was very responsive and accommodating. I was able to schedule an inspection with two days notice and John coordinated directly with the agent to get into the property. We had to do very little to make sure the inspection was completed. Would recommend John to anyone who needs an inspection in the MKE area!

  John is a great resource to have in the home buying process and is very knowledgeable. He went above and beyond what he needed to in order to deliver the report on time (delivered on a Friday night) and helped us answer all of our questions! He also spent the time with us to explain about the plumbing in the house and any issues that we may find. I am very glad to have chosen him for our inspection! I am definitely going to hire him again! Also, be sure to get the radon test. It will give you peace of mind and John has great rates with the home inspection. John also has many contacts for plumbers, electricians, and structural engineers. Don't hesitate to give him a call!

  Would highly recommend John to inspect your new home! John spent over 3 hours looking at every nook and cranny in the house while also clearly explaining anything and everything he came across that may require attention immediately or in the future. He also gave us tips and ideas on how to fix certain issues that we came across in the house which was very helpful. John is very meticulous, thorough and knowledgeable and my husband and I are so grateful that we were able to find him to inspect our first home!!

  John Balian performed an inspection on a Lake Home for us. He met our expectations. He was on time (actually, he was early), detailed in the inspection, and quick to supply the report. We spent well over two hours on a 3,000 sq ft. home. He explained any issues that he saw as we went through the home. He also supplied general ideas for time and cost of changes or repairs. John was professional and personal. He was easy to talk to and explained items in detail. I did not feel rushed. I would strongly recommend John to those seeking a home inspection.

  John is the nicest guy, understanding, respectful and professional! He did a termite inspection and air quality test. He explained everything in detail. He went beyond and pointed out potential problems that needed attention aside from the listed inspections he performed. I'm always skeptical about seeing so many 5 star ratings for one company but after the experience I had I believe it.

  John simply was the best! I walked away from the inspection knowing exactly what to look for in any other home; he took his time and explained in detail what he saw vs. what should be. He is one to make sure that you are well informed before making a home purchase!

  Prior to the inspection, I called John with some uncertanity for the appointment since I do not know how good the service can be. After the inspection, I am very impressive with the inspector John's work. He spent almost three hours on the inspection. John then timely delivered a 40-page report, addressing the relevants for my attention with his comments. He timely followed up my questions and emails post-inspection. Besides, John is a kind and patient professional. Frankly, John is exactly the inspector I was looking for. Thank you, John, for your service.

  John takes the time to do things right. Don't use an inspector that your realtor suggests. Get an independent one who is working for you NOT your realtor. John will give you an honest report so you aren't left with required repairs after the paper work is signed.

  When my fiancé and I were at the point of our home buying process where we needed a home inspection we reached out to Amelia’s Home Inspection, and literally within 6 minutes John (owner of Amelia’s Home Inspection) emailed me back with a breakdown of his prices for the inspection/radon testing and an introduction. From the very first email, we knew that John with Amelia’s Home Inspection was our guy. He literally responded faster than I could close out of my browser and that is something that is frankly unheard of nowadays in the age of multitasking and distractions galore. John worked directly with our relator to schedule a time for the inspection so there was one less thing on our plates. Once it was confirmed all we needed to do was pay the inspection cost and show up! The day of the inspection John himself and a team member were there before me and already began the inspection on the outside of the house (it was FREEZING so I was elated not to have to stand outside with them). They promptly filled me in on what was found during the exterior/garage investigation, and even explained their process so I knew what was going to happen next. I was amazed at their level of professionalism, organization, and attention to detail. Being very inquisitive in nature, I was constantly asking questions and learning about the process. Most people get annoyed with this (I mean who doesn’t get annoyed with someone asking “well what is that?” “What does that mean” or even “How can you tell?”), but John was eager to share his extensive knowledge instead of telling me to go sit in my car and stop bothering him (ha!). The amount of things I learned from being present during this inspection will stick with me for years to come. I will forever be a more attention-oriented homebuyer/homeowner. I’m going to be honest here and tell you all that my fiancé and I almost sold our souls for some stainless steel appliances and grey back splashes, but the knowledge that was imparted broke down the house for what it really was. John literally got us back a 44 page report, with photos of damaged areas that included arrows pointing to the exact location of damage, recommendations, and even photos of the exact part that would be needed in some instances. All of this was provided in….LESS THAN FOUR HOURS! A 44 page document in less than 4 hours that is extensive, articulated, and honest is something I have never seen before. Guys, it took me longer to gather the way I wanted to write this review than it took to get a highly extensive home inspection report returned to me. The best part about the report was that everything on it was already explained to me and my questions were answered. I was able to take this 44 page document and create a comprehensive list to provide to my relator to submit to the seller. Being a first time homeowner is a terrifying thing. There are many papers to sign, deadlines being shoved at you, hundreds of thousands of dollars on the line, and terminology that you have likely never heard of before. I wholeheartedly believe that if my fiancé and I went with any other home inspector we would not have walked away knew the information we know now, and our souls would have been sold for those damn stainless steel appliances. Buying a house is one of the biggest purchases that most people make and having a trusted home inspector is one way to make that process even easier. I could go on for paragraphs upon paragraphs about how hiring Amelia’s Home Inspection was one of the best choices my fiancé and I made but I will leave it with this; just hire Amelia’s Home Inspection and let John and his team lift this huge burden off of your chests knowing you’ll get the best inspection money can buy. Short version: Just hire Amelia’s Home Inspection and stop looking anywhere else.
