  Horrible experience!! We were told we only needed around $3,000 for the down payment assistance program. We were shocked and blown away and just thought this guy had the hook up and knew what he was doing. We didn’t have much to put down on a home but were desperately trying to get a house in this market while being kicked out of our rental with a 60 day notice. Tom connected us with a realtor in Hidden Valley Lake. We spent the entire day in 104 degree weather looking at homes. Even choosing one we wanted to make an offer on only to find out my husband made too much money to qualify for the down payment assistance program in that county. He wasted our time and a realtor who he is friends with. Wasted all our time!!! We then focused our efforts in solano county. He talked so much smack about our realtor in Solano County who was and IS amazing and kept talking up his wife who isn’t even a realtor in Solano County. We put in multiple offers at a time and he thought that was unprofessional but it’s what we needed to do to get a house in this market. Tom would never give my realtor an approval letter with the amount we were offering. All we had was the initial approval letter for our max amount. My realtor asked him for other letters to reflect what we were offering especially since it was more than the max amount for solano counties calhafa program... but again he never responded to her and this initial letter was all she had to work with. This was something that other realtors even questioned when we made offers and even asked us to provide another letter and I fear made them turn down our offers in thinking we didn’t have it together when we could not provide one. Because Tom just wouldn’t print out other approval letters he claimed it’s all we needed. As if this market isn’t challenging enough for people who are not paying all cash. Once we got an offer approved and decided to go along with the process Tom went silent. 5 days after our offer was accepted and obviously on a time crunch to get things moving, so they didn’t back out, Tom dropped us as clients telling us that he wasn’t even licensed for the program we needed or were approved for and couldn’t complete the process. We had to scramble and start the approval process over with another lender a week into the process. We are extremely lucky we did not loose the house because the home owners were confused at the lack of response and their realtor became pushy but our realtor being her friend kept her at ease. We had no clue what we had to pay at closing until we WERE closing. We ended up having to come up with 16k which is a realistic down payment for the down payment assistance program but we felt completely blindsided! Thankfully the Lord provided. But Tom was so unprofessional and my realtor remained class act. She was hesitant with Tom because she had never heard of such a low down payment even for the down payment assistance program but she was hopeful! Even though Tom refused to communicate with her and treated her like she didn’t exist she did nothing but remain positive. He would ignore my realtors messages and talk behind her back only for him to be the one that had no clue what he was doing. And she would ask time and time again to be included in emails even having my husband ask but he continued to leave her and I out of the loop. Tom could’ve risked us getting a house in a time we were also being kicked out of our rental and could’ve been left homeless!
