  Absolutely the worst branch of any bank that my family has ever dealt with. The staff is simply bitter and mean and rude they left us stranded at Thanksgiving! We have had great luck with Southstate but the single experience is causing us to move both our accounts!

  Awful predatory lending, South State Bank made us refinance our home loan AFTER we purchased (through South State Bank) a second more suitable home for our family. They forced us into a refinance using a commerical loan that was due to renew at TWO years....this was insanely expensive, but we didn't have a choice, they had us completely trapped. After a decade of this insane Merry go round we were barely scraping by, this commercial loan plus our regular home loan was costing us nearly 1800 pretty month NOTHING escrowed and we HAD to refinance every two years at full refinance costs per their rules. ALL our hard earned money, every single dime went into paying these mortgage payments... needless to say we found ourselves in an extremely desperate stituation in 2015. We lost the "commercial loan" after paying nearly 80,000 on that piece of property, for them to foreclose and now they are selling a judgement against us for the difference.. they listed the house and nearly 3 acres at 45,000! I'm now warning others... Just because you live in a rural location, do not feel like the local bank is the only one who can help you...South State Bank is a loan shark that doesn't care about you, your family or your financial well being. South State Bank uses predatory lending practices to kill family life, suck equity from your house and will flush you down the drain without hesitation.

  I tried to call to find out interest rates. What a joke. No one to answer phone calls. You have lost my business.
