  DO NOT USE THIS COMPANY. We let our agent (also through HH Real Estate) convince us that this was the easiest option to use when buying our house. They are horribly negligent, unresponsive, and make so many errors. They didn't file any paperwork at all until the day we were supposed to close, then sent us a series of messages saying there were errors with our insurance (there weren't) and that we would have to put off closing (as we sat in a uhaul in the driveway). It was all worked out after a couple calls with our insurance, but that should never have happened. Further, they sell your mortgage to an outside private lender than changes the terms of the agreement. In our case it was Amerihome, a shell company without a help line. DO NOT USE Howard Hanna. Go with literally anyone else. Do not be fooled by "low interest rates" because they WILL bait and switch last minute.

  Honestly If I rate 0 Stars I would. I will NEVER work with this company again. The day before closing less than 24 hours I reached out to them to validate that we have everything in order to close the following day at 10:00am - Not only am I told they are not ready. But I am also told that We have to postpone closing (for the 3rd time) to the following week because they are waiting on documents from another company (understandable). Then they have the nerve to come to me and ask for more documentation for the under writer for proof of income and other documents. Mind you that I have already provided my tax returns for 3 years, 3 Paystubs, and proof of employment. We have been trying to close on this house since the end of JUNE and we will now be estimated to be closing late JULY. Their customer services is the worse, you have to do all the leg work yourself. We have a couple of friends that made an offer on a house in the same area as us a week after we made ours. They moved in last week. This mortgage company is honestly the worst. DO NOT do business with them unless you want screwed out of your Hand Money and to close a month later than expected.

  The person I had the displeasure of corresponding with was extremely rude and had no customer service skills whatsoever. don't apply through this company unless you want practically insulted for "how little" money you make, even though we were directed to this company because of the closing cost assistance programs they supposedly work with.

  Please do yourself a favor and go to a real bank. Made the mistake of refinancing my home with Howard Hanna mortgage services. Awful customer services, was not given the option to pay for closing costs up front...automatically lumping it in to the mortgage loan (sure they got a nice cut for that). After being absolutely disgusted with realizing at my closing that they had added that extra amount in (I didnt get the final numbers until the day of and previous documents were stated to be corrected) I am now in a situation where Howard Hanna two months later is sending me payment coupons (a day before they are due) and stating my mortgage has not yet been assigned to a bank. When I try to call about the status no one answers my calls or voicemails. Want customer service? integrity? go somewhere else.

  Once you make a mortgage through HH mortgage services, don't expect any response from your servicer. I have made requests for a call or email, and have heard nothing. Apparently HH sells the loan. Perhaps they don't have the bandwidth to call or respond till they do. How sad, since my real estate agent and front line mortgage guy have been wonderful.

  It was a nightmare. Not only did they not seem to care about us. They allowed us to think we had the loan. I can't even begin to tell you the nightmare we had. We nearly became homeless because of one of their lending agents I felt didn't due their job. Our loan never closed and it was 65 days over our bid. Never in my life have I seen such lazy people. I only gave it a 1 star because it wouldn't let me give my experience unless I did. I'd never and I mean NEVER would recommend Hanna Howard for a first time home buyer.

  HORRIBLE during the buying and selling process two years later STILL jumping through hoops to correct their HUGE mistakes! Stay FAR FAR away

  Possibly the worst home buying experience ever. They literally LOST our mortgage for a month, and it took months to fix mistakes made by the loan originator and close on our mortgage. We ended up dealing with one of the regional managers in the end who was very helpful but it should have never gotten to that point.

  Shifty tactics and employees who are either incompetent or diabolical. They kept changing the terms of the deal on our house, making it impossible to close the deal before the mortgage committment expired. Then they wanted more money to extend the committment. I refused and will not deal with them again.

  Worst experience of my life! Felt like I was kept at arms distance through the whole buying process. Used as my lender and they sold the loan. Sent in payment and they didn’t forward so now the bank shows I’m delinquent. No one at Howard Hannah cares. First time home buyer Nightmare cause of Howard Hannah.
