lmumma1If I could give Homeward a zero star rating I would. We attempted to refinance our loan through Homeward/Ocwen servicing. The first person we spoke to was very confident that we would close the deal in 2 weeks or less. 4 months later and lots of ridiculous hoop jumping, no response to calls or emails from the bulk of those working on the loan, lies and rude responses when they did respond we received an email stating that our loan was denied due to them being unable to verify income, which was a lie. My husband and I are government employees and have been for over 30 years. This was the worst experience we have ever had doing business.

Candace1I received an invitation in the mail reference refinancing my mortgage several months ago. I eventually applied after thinking about it since I could use some cash out in order to do some repairs on my property even though I had read some less than positive reviews. I figured since Ocwen, my mortgage company, is the parent company for Homeward Residential I wouldn't have a problem. The loan officer was very attentive and thorough. He helped me through the process and I was put at ease. I submitted all requested documents promptly and paid $450 for an appraisal and had that completed within the first few weeks. I thought everything was fine until my application was passed to the processor. From the beginning I felt that this person was passive aggressive when I questioned her about anything. If she didn't like the question she wouldn't return my calls or emails. She asked for a roof inspection and when I asked if she could recommend someone like the loan officer had done with the appraisal she told me to call the original appraiser to see if he would do it. He of course said no. After that, I communicated with her only via email because I began feeling that something wasn't right. I wanted a paper trail. During this time the original loan officer called back to "check" to see how the process was going and I told him what issues I was having. He immediately had his supervisor call me and apologize for the processor. He advised me she gave me wrong information. I remembered that I had recently had a roof inspection for my homeowners insurance and asked if they had access to the report which should have been in my mortgage file. I was called back and told the document was found and would be forwarded to my processor who would then submit it to the underwriter for review. A few days later the processor called and asked if I had had some repairs done so she could send the appraiser back out (another $450) to document. I advised her this was the first I had heard of any repairs being needed and I'd been communicating with her for two months. I told her to forget the whole thing and that I would find another lender. Sounds like a SCAM to me. Beware of this company please.

Ken Duncan2This company is horrible! Got a letter from them asking to refinance my home. Started the process in June. Poor/Non-communication. Never-ending requests for new (and often times silly) information/material. It's been over three months and I don't even have an estimated closing date. My credit score is in the 800s and I my income is in the $200k+ range. The refinance is for only $60K. Shouldn't have taken more than a month to close my loan. I am a real estate investor and I've closed on over 20 different mortgage loans in the past 6-7 years. This has been the ABSOLUTE WORST. Only reason they didn't get only 1 star from me was because the loan processor (though ineffective) was polite and professional. Do yourself a favor and go elsewhere!!

Terric Kimball1*update* I ended up calling them after receiving a letter in the mail. Went through all the preliminary work and received a proposal, and then a second proposal. I had explained that I would be unavailable for a few weeks because I work overnight and was on a nearly monthlong stretch. The appraiser they said I had to use was unable to reschedule my appointment and so another week has gone by. I emailed and called the loan officer, Amanda C, I had been dealing with. She had been polite and professional up to this point. I wanted to ask her why I had received two proposals and which one was the correct one. My emails came back undeliverable and no return calls. The backup contact she had listed on her original email was also a dead end. When I called the main number I was told she no longer worked there. They tried to find who my file had been reassigned to and couldn't so they guy who answered the phone said he would just do it. He didn't sound all that knowledgeable, in fact, he sounded like it was his first week there. I have lost all confidence at this point. We are in the middle of several home improvement projects which have all been tossed aside as we hurried to prepare for an appraisal. It's been stressful and now to find out it was also pointless is extremely frustrating. I told them I would get back to them but that I didn't feel it professional that no one contacted me. Apparently she left last week and no one thought to contact her clients, not even Amanda herself before leaving? *previous* They sent me an email and I replied right away, since they were part of Ocwen who holds my current (extremely high interest) mortgage. Haven't heard back from them. I come here and read the reviews and two of the high reviews are from admitted employees. The others that are positive list no information that is pertinent or suggests they are actual loan holders with them which is highly suspect. Guess I will keep paying my crazy rate until I find a reputable company and my property value goes up.

Andrew P1The loan officer officer was confident that I was going to get approved also in a week or two later they said my old appraisal which was two weeks old cannot be used so I have to do the appraisal again and they’re not sure if I can get approved. There just a waste of time dealing with and giving me a run around this part of last refinance company I’m going to deal with. I would rather pay the original company more money

Jeremy Moen1Where can I begin? This mortgage company also previously known as american home mortgage has only the investors in mind. They will gladly offer you a loan modification when they make a clerical error in your escrow account. Mind you the modification requires you to be at least two months past due to complete. I had never been late on a payment but took their advise and proceeded since they made a 10,000 mistake. They also promised to lower my payment.... Not a terrible thing either right? Well 4 weeks later and 2 months behind they presented a modification at a higher rate than before, a higher payment and then told me I could foreclose... Not an option... I don't want to destroy my credit and create further housing issues. Good news I'm $4000 behind on my mortgage and my rotate went up 350 a month.... Thanks Ocwen... It gets better they recommend we sell the home and they will help us out with a short sale to prevent a foreclosure. We listed our house and got an offer within $2000 of the payoff which according to the bbb that's very fair. They declined and said we were misled again.... Imagine that. My recommendation to those who follow hire an attorney! That will be your only resolution with this company from India! I guess That's why they changed their name to an acronym since american home mortgage didn't fit.

Thomas Krupica1I wish I had read these reviews before I commited with them. Stay away. They were Ocwen mortgage, and they have our mortgage so we thought it would be best to just refi with them. Bad idea. The underwriter is terrible, its been going on for 6 weeks and its still not done. Ive refinanced existing loans before and they take two weeks. I would give 0 stars if I could. They actually called in the 11th hour and had me get a copy of an old release of mortgage on a house I had paid off 20 years before. My loan officer Janice was normal and performed fine, my processor Jordianna was also fine to work with. It just the underwriters that are terrible.

Elizabeth Mihailoff1I was referred to Homeward Residential from the company I currently make house payments too in order to refinance to a fixed rate. I have an FHA approved loan. I spoke with an individual for 10 minutes in Florida then was transferred to an individual in Texas who I spoke with Less than 5 minutes. Today I received a denial letter in the mail based off my credit report. However they originally ran my credit and told me they would refer me to the FHA. I was to discuss a streamline vs convential loan. Communicantion is extremely poor, there are no return phone calls despite the number of times calls are made. This company is a joke and I won’t waste anymore breathe discussing them. Karma
