      I would be careful getting any type of loan from this bank. I have a customer who is getting a 203K loan from them. A 203K loan is used to purchase a home that needs work. The money needed to repair the home is included in the 203K loan process. As the homeowner has chosen us to do the repair work, we needed to sign an agreement with the bank to ensure things go as planned. I have no problem agreeing to the bank inspections they are requiring for us to be paid for the work once completed. However, I do have a problem as there is no stated timetable for the bank to do the inspection. It could take days, weeks, months or even years. In trying to work these details over the phone on how long this would take, their representative told me “They happen quick". When I asked what the means in terms of days, he said a few days. I then asked if he would clarify those terms in the agreement and he refused. As a contractor, I have set company policy that we collect payment at completion of work and the customer is satisfied with the work. With the bank adding a clause for an inspection and report on the work completed with no timetable for the inspection and report to be done, they have created a clause that can hold up payment to us indefinitely. To try and convince me in a phone conversation that it will happen quickly and to ignore the clause and refuse to clarify in writing is not operating in good faith by my standards. We will see if they can come up with an agreeable solution by days end.

      Not happy with Harbor One. I refinanced in December 2020, and shortly thereafter, changed my insurance too. Understandably, some signals were crossed and it took a couple phone calls to iron out the new insurance and getting it aligned with my escrow. Fast forward two months and my insurance premium still has not been paid and is about to be closed for non-payment. I called Harbor One again and they were great. They sent out the full payment overnight. I thought I was all set. Two weeks later, I'm getting a call from my insurance agent asking why I've cancelled the policy I just opened. Turns out Harbor One didn't put my name on the check, and additionally put the wrong account number! I had to pay 2 months premium out of pocket to keep my insurance from lapsing. After several calls between companies, my insurance company is telling me they found the check and need a letter from Harbor One to apply it to my account. Harbor One is telling my not to worry because the insurance company returned the money (no according to the insurance company). Bottom line - use someone else. That is unless you like to have your money sent to the twilight zone, and go through multiple layers of automated menus in order to talk to an actual person....

      If I could give 0 stars I would. We re-financed our home and had to cancel an automatic payment from our previous loan. Not only did it take me a week of calling customer service to do so, after multiple attempts to log online failed, but they still took out a mortgage payment for a loan that was paid off. I then spent 2 hours on the phone, 90% of the time I was on hold, spoke to 3 different people, only for them to tell me that they can't reverse the charge and it would take 4 business days to get the money back. We still don't have it back and it has been over the 4 days. I have never dealt with such deplorable customer service in my life.

      I had made an error on my payment, sending about 75% of my payment in. And on time as always! Everyone makes mistakes and that's why they put erasers on pencils! So i got charged for a late payment! I don't feel that's right. Take care of the customer not your selves! And you can't get anyone to talk to just robot's Anyway I am to sell my place soon and i will never use HarborOne again!

      Ryan did a great job educating us on everything about the home buying process and ensuring we made the right choices along the way. We had a very aggressive 30 day closing target and we ended up coming very close to that target thanks to his prompt responses and quick turn-around times. He even took time out of his vacation to address urgent issues that came up. The web portal and app are both top-notch and extremely easy to use, especially compared with other lenders.

      Spent 2 months getting to unsatisfactory resolution due to Escrow getting messed up. If I could give no stars I would. Started with 3 attempts in 2 weeks using online contact us via email from my account opened 3 yrs ago. Not 1 reply, so started calling. Written notification to remove escrow went directly to the first supervisor who remained on the line until she confirmed received my written request. She said someone will contact me with 3-7 business days. Nothing! Called a 2nd time 11/4, after waiting 2 weeks, and another Supervisor said he found the original request, but it didn't get submitted and will escalate. Regular payment removed from my bank account 11/5, escrow finally got completed for removal 11/21, however reviewing my payment history I saw they never physically applied the 11/5 payment they removed from my bank account never actually got applied to my mortgage until 11/20. With multiple requests management refused to re-apply the payment. All they repeated 3Xs is "it's protocal and policy to suspend payment application during escrow removal request. I'm sorry management will not re-apply payment to when we received funds." Don't tell me my payment sat in a non-interest bearing account for that 15 days! As soon as I locate a lender with = or better interest rate and no cost refi I will change and never do business with HarborOne Morgage again. As anyone asks or I overhear someone inquiring about a mortgage lender I will take the 5-10 minutes of my time to ensure them HarborOne Mortgage is not a customer oriented lender and does not care about good customers. It's the only way to reach their pocketbook, one person at a time, like they reached mine. If you do decide to go with them please keep a very close eye on your Escrow and Payment application dates.

      I've used them a few times, but that last time was torture. And it is the LAST time. I'm a responsible buyer with a great credit rating, but they made me feel like a criminal. They wouldn't even give a final written commitment until less than 24 hours before closing. I wanted to switch to another company, but it was too late and I would have lost my house. Then, before I even made my first payment, they sold the loan to another bank. Then they started calling me up to refinance offering me a better deal. I did refinance, but with a local credit union. I was treated very well and will never go back to larger banks. Stay with local savings banks and credit unions. They are your best deals with the best service.

      As an almost 20 year practicing Bankruptcy attorney, I have dealt with more mortgage brokers than I can even remember. I have very rarely been impressed. Melody Bergevin from their Nashua office is spectacular. I have sent her clients and family and she has always nailed it and delivered better than what was proposed. She's diligent, responsive and has 35 years experience and the calm demeanor that comes with that. I also had a great personal experienced when I worked with her personally. She's a rock star in this field as far as I am concerned and I have dealt with hundreds of her competitors.

      I have gone through the home buying process with Tom and his team twice now. For my first home I felt organized and ready, where as this last time was a bit of a whirlwind.       I would leave a 0 star review for this company if I had that ability. DO NOT allow your money to fall into their hands. Go with literally any other company. And if you have some sort of broker or agent that suggests Harbor One, leave that agent as well because they have no idea what they're talking about.
